The plans to be completed, floor plans, elevations, roof plan and any special details we produce layouts per IRC building codes, plus any additional local codes in your area which would need to be provided by you as the customer. In the event that an Engineer stamp is required, we have company’s we work with on a regular basis, in any event, we will document the joist and rafter engineering provided in detail according to material type, species, dimension and length.<\/p>\n

When given ‘layouts’, we can ‘optimize’ joist and rafter requirements to deliver the shortest piece of lumber necessary, the details can be used by the Framer to properly use each piece of lumber. We color code the layouts for your framer to easily read.<\/p>\n

\n\t\t\t\t\tWhen performing a Material Takeoff, many material items and construction processes must be reviewed and identified. Often through our process, plan errors, specifications discrepancies, dimension and sizing problems are identified by the ESTIMATOR. \n\t\t\t\t\tWe estimate your project according to your needs. We perform a framing, brick, sheetrock, millwork, concrete, flooring takeoffs. All done individually to a complete takeoff. We provide the Estimate as a series of BID FORMS that are intended to be filled out by the\u00a0Bidding Material Suppliers of Lumber Companies<\/u>.<\/p>\n

These are separated according to the Builder’s own unique Delivery Requirements. Each Bid then broken down according to material usage or location. In this way the Builder can cross reference the Estimate to the detail on the plan.\t\t\t\t<\/div>\n\t\t\t\t\t\n\t\t\t<\/div>\n\t\t[\/vc_column][vc_column width=”1\/3″]\t\n\t\t\t

\n\t\t\t\t\tUsually the Builder wants the estimate delivered immediately upon completion. Since the estimate is produced by computer, we fax or e-mail the estimate from the computer to the Builder and his lumber company at\u00a0no extra charge<\/u>. We also can deliver the estimate as an\u00a0EXCEL SPREADSHEET<\/u>. Note that the Builder still must review the plans and the estimate prior to accepting it.<\/p>\n

Arrangement can be made to have the plans delivered to the Builder or the Builder may pick up his plan at our office.\t\t\t\t<\/div>\n\t\t\t\t\t\n\t\t\t<\/div>\n\t\t[\/vc_column][vc_column width=”1\/3″]\t\n\t\t\t
